What if AI could make buying and selling real estate as easy as sending a text message on WhatsApp? Enter Thithithara.com, a Kerala-based prop-tech startup that’s changing the game in real estate.

Founded in 2022 by Abdul Harshad and Adnan Kotta from Malappuram, the platform focuses on using artificial intelligence to streamline property transactions, providing users with a more convenient and efficient experience.

“Our AI-powered chatbot, Tharabot, available on WhatsApp, makes it easy for users to list and search for properties," says Harshad, the founder. "The goal is to speed up property matches and reduce the friction that typically comes with real estate transactions."

Currently, the platform is exclusively focused on properties within Kerala, offering over 4,000 listings with 300 to 400 new additions every month. It spans all districts in the state and is said to be partnering with more than 100 builders, including national developers, local firms, and independent builders.

Thiruvanantharpuram is the new hotspot

While the platform is focused on Kerala for now, Harshad is eyeing specific areas for growth. "Thiruvananthapuram is becoming a hotspot for real estate in South India," he explains. "Expats are increasingly choosing the city for its balanced lifestyle, which could drive up demand for properties in the region." Hence, Thithithara becomes an ideal platform for people looking for apartments, plots or flats for sale in Trivandrum .

Rising demand for luxury properties

Harshad also notes that while affordable housing is on the rise, there’s a steady increase in the demand for luxury properties. High-end buyers, including non-resident Keralites (NRKs) and affluent locals, are looking for homes that offer privacy, modern amenities, and a premium lifestyle. Luxury villas, apartments, and gated communities are being developed in key locations to cater to this demand, offering a blend of convenience and prestige.

In terms of what buyers are looking for, Harshad says it’s the focus on community. "People aren't just looking for a house; they want to feel part of a community where they feel safe and comfortable," Harshad explains

Plans for expansion

Though the platform's current focus is Kerala, Thithithara.com has bigger ambitions. "We plan to expand into the Gulf countries, Australia, Singapore etc.," Harshad shares. "But for now, we want to simplify the real estate transaction process across Kerala."

The platform’s growing popularity is evident when it ranks on top for search traffic among Kerala-based real estate websites and attracts users from around the world, including the GCC, the US, and Europe.

Thithithara.com also claims to consistently appear in the top list for real estate search keywords, competing with some of the bigger names in the industry. In 2024, it was recognised as one of the Top 40 Startups in India at the PropTech Demo Day.
