Kochi's Rs 1,500-crore Lulu IT Twin Towers to open on June 28

The towers, standing 152 metres tall across 30 floors each, now claim the title of South India’s tallest IT buildings and Kerala’s largest IT office space.

A new chapter in Kerala’s tech infrastructure is likely to begin on June 28, as Lulu Group prepares to open its much-anticipated IT Twin Towers at SmartCity, Kakkanad. Built with a reported investment of over ₹1,500 crore, the project is expected to offer large-scale office spaces and tech facilities, bringing Kochi closer to the country’s major IT hubs.

The towers, standing 152 metres tall across 30 floors each, now claim the title of South India’s tallest IT buildings and Kerala’s largest IT office space. Spread over 12.74 acres, the built-up area reportedly spans 3.5 million square feet — with 2.5 million square feet dedicated for IT companies. The complex is designed to accommodate more than 30,000 tech professionals.

Chief Minister Pinarayi Vijayan is scheduled to inaugurate the facility.

Infrastructure with a tech-first lens

According to sources, Lulu’s Twin Towers come with features rarely seen in tier-2 cities. These include a fully automated robotic parking system that can reportedly handle 3,200 vehicles, in addition to 1,300 conventional parking slots. A helipad, 67 high-speed lifts, 12 escalators, and a pre-certified LEED Platinum green building tag further mark out the infrastructure as future oriented.

The building also includes a 2,500-seat food court, a 600-capacity conference hall, EV charging stations, data centres, a gym, open seating zones, a crèche, convenience stores, and a rainwater harvesting system. A waste management plant has also been integrated into the facility.

Kochi’s IT map is getting a redraw

According to Lulu IT Parks CEO Abhilash Valiyavalappil, the initiative is rooted in the belief that Kochi — despite being a tier-2 city — can hold its own when it comes to attracting IT firms. With existing operations already employing over 13,800 professionals in Lulu’s two Cyber Towers inside Infopark, the Twin Towers are expected to significantly expand that number.

The company says it is aiming to create employment for around 50,000 professionals over the next three years through its IT parks.

Kochi’s cost advantage may be a key draw. Rents are reportedly a third of what major metros demand, and the city’s public transport, especially the metro and water metro, offer solid connectivity. Combine that with a relatively lower cost of living, and Kochi may appeal to firms looking to optimise costs while accessing quality talent.

A new tech spot

While Bengaluru and Hyderabad continue to dominate India’s IT narrative, developments like the Lulu Twin Towers may prompt some firms to take a second look at cities like Kochi. With space, infrastructure and a growing workforce, this southern coastal city might slowly be carving out its own space in the tech map.

The inauguration is expected to include top Lulu Group India officials including director & CEO Nishad MA, director Fahad Ashraf, COO Rejith Radhakrishnan, media head N B Swaraj, and CFO of Lulu IT Parks, Murty Bugata.
